Kind of you to help folks out. How do you get paid, or is this just part of your overall agent service?
I believe we need to be able to explain to our clients the pros and cons of the different paths they can take, then leave the final decision up to them with the help of, say, their mortgage broker and attorney.
In my area, not one person I know has qualified from a home loan modification and got it. The banks make it so difficult. It's a difficult time to say the least and is especially stressful during the holidays.

Loan Mods are a Cruel Joke played upon the American People. Most people are worse off for attempting HAMP or similar programs.
Short Sales take time, but that may be your only option instead of a Foreclosure or Default.

Hi Jon, Like Kimberly said we need to know how to explain what their options are, some can modify their interest rate but not their principle, hopefully that can help otherwise explain a short sale can be an option. If they decide to sell via short sale and the sale goes through then we get paid. I can not charge a fee for modification. All the best in the new year.
Hi Kimberly, Yes the bank does make if difficult, it would be even better if they would modify the principle of what is owned. Some just feel abandoning their home is the only option. Hoping the best in the new year.

Hi Fred, loan modifications are as complex as a short sale with all the papers that need to be collected, just to lower the interest rate as the amount owed remains the same. Here in Florida some can not qualify as they do not have a job to qualify for the modification. Then there are some taking advantage of the situation also. All the best in the new year.

As a fellow Floridian, you are definitely working a good "Business Model".. You know how many people in this State are upside down, underwater, in arrears, Lis Pendens, etc. These are the people to offer your CDPE Services.

Hi Tim, some people get the impression that the bank will lower the principle but no just the interest rate, the bank will do a short sale but not lower principle. All the best in the new year.
